Professional Vitae

James M. Schrader is the owner of Schrader Commercial Properties, LLC, a full service commercial real estate firm specializing in property sales, leasing, tenant representation and property management in the Lexington, KY market.    Prior to establishing Schrader Commercial Properties, he worked as the senior broker for another one of the largest commercial real estate firms in Lexington.   Due to the complexity and nature of the commercial real estate transactions that the firm is involved in, Schrader interacts regularly and effectively with planning commission members and staff, attorneys involved in zoning matters, engineers, bankers and all other professionals involved in the sale and development of commercial properties.

Mr. Schrader is also active as a consultant on zoning cases in Lexington, KY and has worked on numerous consulting assignments in commercial real estate and banking.

Professional Activities

Mr. Schrader is a past President and a long-time board member of the Commercial Property Association of Lexington, an association of  real estate investors and professionals that meet regularly to discuss real estate markets, new properties under development, economic factors affecting Lexington and general conditions of the Lexington commercial real estate market.

Civic activities include involvement as the Treasurer of Maxwell Street Presbyterian Church, former Board Member and former Treasurer of the St. Joseph Foundation and a member of the Lexington Rotary Club.

Representative Transactions

1.  In September 2007, Schrader represented Meyers Building, LLC in its acquisition of the Meyers Building, a 45,000 square foot downtown office building. Schrader Commercial Properties now manages and leases the building.  Sales Price: $3,800,000.

2.     In 2006 and 2007, Schrader represented Allene Hatfield in the sale of her 169.89 acre farm located on Walnut Grove Lane near Greenbriar subdivision.  This case involved a determination of value and asking price, complex negotiations and a zone change of the property.  The approval of the development plan was initially objected to by neighbors and the approval process complex.  Sale Price: $3,824,790.

3.  Schrader Commercial represented Southcreek Properties in October 2007, in its sale of the Farmer’s Bank Building in Georgetown, KY. Sale Price: $2,350,000.

4.  In 2007, represented Georgetown Cable on the sale of its 65,000 square foot industrial plant in Georgetown.  Sale price $990,000.  This was a difficult property to market and Schrader worked in conjunction with a national auctioneer on the sale of the property.

5.  In September 2007, represented Jimbomar Partners in the sale of U-Store-It warehouses on E. 7th St.
Sale Price: $1,380,000

6.  In 2008, represented Thermal Equipment Sales in its acquisition of corporate headquarters at 680 Bizzell Dr, Sale Price:  $800,000.

7.  Worked in conjunction with Jim Halfhill Auctioneer to auction the Kingsley Equipment Company property on Leestown Road.  Sale Price: $488,000

8.  In November 2006, represented CRM Companies in the acquisition of the Good Samaritan Building.
Sale Price: $1,007,000.

Consulting Assignments

Expert witness on behalf of Quantrell Cadillac in a zoning matter on Young Drive rezoning the property from P-1 to B-4 zoning.

In 2005, provided consulting services to the President of Beazer Homes related to available land parcels in Lexington, market values for commercial land and suitability of land tracts for future potential development.
